Ralph Rios

President-CEO

On July 1, 1991, Ralph Rios opened the doors of Courtesy Property Management with a dedication to making a positive impact on the growing South Florida market. Motivated by a solid work ethic of honesty and integrity, combined with experience and proficiency in the industry, CPM is committed to a high standard of quality community management at affordable costs. Mr. Rios brings over 30 years of experience to CPM, having served as a Building Manager and Director of Property Management for two of South Florida’s premier corporations.

Cynthia Williams

Controller

Cynthia M. Williams has worked with Courtesy Property Management for 28 years. Williams earned her Associates of Science Degree in Accounting in 1986. She began her career in property management in 1986, as Accounts Receivable Clerk at one of the nation’s largest property management firms. In 1991 she accepted employment with Courtesy Property Management as an Accounts Receivable/Payable Clerk and was promoted to Accounting Supervisor in 1999. Williams has earned the lucrative company award for “Outstanding & Loyal Employee". In 2006, Mrs. Williams was promoted to Comptroller/CFO of Courtesy Property Management in this capacity she oversees all accounting operations. Cynthia is also a Licensed Minister of the Gospel, she has a calling to help people in need.

Nieves M. Ospina

Corporate Administrator

Nieves Ospina, a New Jersey native and mother of two, graduated from Saint Peter’s University with a degree in Marketing Management. She spent many years as a leader in the advertising industry, specializing in luxury real estate and hospitality both domestically and internationally. In 2002, she transitioned to the Association Management industry, obtaining her CAM license. With her extensive experience in marketing management, finance, and technology, Nieves brings a powerhouse combination of skills and knowledge to benefit our company and its communities. Nieves oversees the company's administrative, managerial, and marketing directives.

 

Yaimet Milian

Senior Association Manager

Yaimet Milian is a graduate of Miami Dade College where she earned a AS degree in Business Administration. In 1997, she was hired by CPM as secretary for the Association Managers. By 2001, she obtained her CAM license and was promoted to Association Manager. What Yaimet loves most about CPM is that its like a big family. She has been managing several communities since 2001 and has an excellent relationship with all of her Board members. In addition to her regular duties as Association Managers, Yaimet also supervises all of the Managers in the office. In her role as Supervisor she sets up employee seminars, continued education for the managers, handles public relations with the Board members, organizes company procedures in conjunction with management officers, interviews and hires all new Association Managers as well as handle all quality control issues and internal community status meetings with the Association Managers.

Alice Amores

Association Manager

Alicia Amores has been a team member at Courtesy Property Management since 1998. She started as a Legal Clerk and within her first year was acknowledged by the board members on her ability to significantly reduce accounts receivables. Once she earned her CAM License, she was promoted to Association Manager and has enjoyed the position for the last twelve years, allowing for great close working relationships with her communities and its board members. Ms. Amores is proud to be employed by Courtesy Property Management and firmly believe it is one of Miami's best property management companies, providing both financial and administrative management for the Homeowners and Condominium Associations in Miami Dade County. Alicia’s professionalism and dedication are based on her sincere belief that "Our clients have the right to expect and demand the highest level of service on all counts". It is her desire to continue serving these communities for many years to come.

Karla Moretti

Association Manager

Karla Moretti, originally from Peru, is a dedicated mother of three. Her passion lies in the legal field, where she works diligently in the legal department. As part of her responsibilities, Karla assists homeowners who have fallen behind on their monthly payments. Her empathetic approach allows her to work closely with these homeowners, striving to find mutually beneficial solutions. Her friendly demeanor and professional attitude make her an invaluable asset to the community.

 

Kenly Agledor

Association Manager

Kenly Agledor, originally from Haiti, brings a wealth of experience to the role of Community Association Manager. His impressive track record includes managing some of Miami’s most lucrative properties. As a proud father of a beautiful daughter, Kenly’s bright and friendly smile reflects his commitment to fostering positive relationships within the community. Kenly’s customer service skills are second to none, ensuring homeowners and board members receive prompt and professional assistance. Whether addressing parking rules, gate repairs, or vendor contracts, Kenly’s proactive approach ensures compliance with regulations and a harmonious living environment for all residents.

Linnette Rodriguez

Association Manager

Linnette Rodriguez, our dedicated onsite property manager at Kendall Acres West, brings a wealth of experience to her role. Fluent in both English and Spanish, she seamlessly bridges communication gaps with our diverse community. As a young mother hailing from Cuba, Linnette’s passion for creating a welcoming environment shines through in her work. Her commitment to maintaining the community’s well-being makes her an invaluable asset.

Yamile Montes de Oca

Association Manager

Yamile Montes de Oca, a Cuban American, mother of three, grew up in the Tampa Bay area, and later moved to Miami in 1978. With extensive experience in logistics and international distribution, she transitioned to the Association Management Industry, where her diplomatic skills have proven invaluable in her role as an association manager.

 

Yamilex Ortega

Assistant Manager

Yamilex Ortega, is an Orange County, California native. She moved to South Florida in her youth and attended Miami-Dade Community College, were she graduated with a 3.8 grade point average. After graduation, Ortega was hired as Collections Manager for a large billing firm; under her supervision the team consistently exceeded their monthly collection goals. In 2004, Ortega earned her Certified Public Adjuster license and was hired by a prominent South Florida adjusting firm in 2005. While working as an adjuster, she worked hand in hand with property management firms and realized she enjoyed the property management field. Yamilex join the team at CPM in 2008, as an Assistant Manager

Alina Oliva

Office Manager

Alina M. Oliva, has worked with Courtesy Property Management for 22 years. Ms. Oliva is a graduate of Miami Springs Senior High School. She has been in the Property Management Industry since 1988. She started her career as a secretary for a local Property Management company and was quickly promoted to Assistant Property Manager. In 1995, she was hired at Courtesy Property Management as Executive Secretary to the President, Mr. Ralph Rios. Ms. Oliva excelled in her position as Executive Secretary and was promoted to Assistant Office Manager. Then in 2006, she was once again promoted, to the position of Office Manager. As Office Manager, Alina is an integral member of the administration team for Courtesy Property Management.

Isabel Santana

Violations Clerk

Isabel, a proud mother of two teenagers, brings her expertise to the role of violation clerk. With a keen eye for detail and a commitment to excellence, she ensures that all tasks are completed promptly and professionally. Isabel’s bilingual skills allow her to connect with a diverse community, going the extra mile to provide exceptional customer service. Whether addressing violations or assisting homeowners, Isabel is your go-to resource for maintaining a safe and organized community.

 

Isamaria Perez

Administrative Assistant

Isamaria Perez, an experienced administrative assistant, brings a unique blend of professionalism and warmth to her role. Originally hailing from Nicaragua and raised in the vibrant city of Miami, Isamaria seamlessly navigates cultural nuances, making her an invaluable asset to our team. Her commitment to education, family, and faith shines through in her work. She is actively pursuing a higher degree, to help her grow with the company. Isamaria’s passion for helping people and making a difference is evident in her interactions with colleagues and clients alike. Her kindhearted nature, coupled with her sharp intellect, ensures that she adheres strictly to rules, promoting efficiency and accuracy in all her tasks. Isamaria’s dedication and positive attitude make her an essential contributor to our success.

Karina E. Astete

Accounting Supervisor

Karina Astete serves as supervisor in the Accounting Department for Courtesy Property Management. She is an accomplished Supervisor with over 10 years experience in accounts payable, accounts receivable and legal collections. She earned her Business Degree from the Universidad La Catolica in Lima, Peru and received her certification in Customer Service from ADP Marketing Institute. Prior to becoming a member of CPM, Karina worked for a Prestigious Catholic School in the Human Resources and Accounts Payable Departments. Later she worked for a well-established Computer Company in the Accounts Receivable and Freight Forward Processing Departments.

Monica Puerto

Accounts Payable Clerk

Monica Puerto has experience working in the administrative area for over fifteen years. She was part of a private school staff. Started working as a teacher’s aid to be part of the office staff, her ability to work in a fast pace environment, helped her move up to be part of the accounting team, doing accounts receivable. Eventually she was promoted to be the office manager in a period of seven years. She started working at CPM in 2005 as a receptionist to be promoted to the accounting department in the position of accounts payable clerk. She handles all of our communities with ease, in a professional manner, keeping their records accurate and spotless.

Rebecca Brito

Accounts Receivables Clerk

Rebecca Brito, our dedicated Account Receivable Clerk, plays a crucial role in maintaining financial harmony within our community. With precision and expertise, she directly assists homeowners by applying their payments and addressing their accounting needs. Rebecca’s experience and dedication set her apart. She’s not just good at what she does; she’s the best. Homeowners can count on her to navigate the financial intricacies of community living, ensuring a smooth and transparent process.

Ana Maria Diaz

Collections Clerk

Ana Maria Diaz, is a Collections Clerk. Ms. Diaz received her an AA Degree from Miami Dade College, majoring in Business Administration. She brings with her over 20 years of experience working in the real estate and banking industries. On a personal note Ana enjoys working with people, she loves music, outdoor group activities and enjoys traveling.
