Ralph Rios, President-CEO
On July 1, 1991, Ralph Rios opened the doors of Courtesy Property Management with a dedication to making a positive impact on the growing South Florida market.
Motivated by a solid work ethic of honesty and integrity, combined with experience and proficiency in the industry, CPM is committed to a high standard of quality community management at affordable costs.
Mr. Rios brings over 28 years of experience to CPM, having served as a Building Manager and Director of Property Management for two of South Florida’s premier corporations.
Cynthia Williams, Controller
Cynthia M. Williams has worked with Courtesy Property Management for 27 years. Williams earned her Associates of Science Degree in Accounting in 1986. She began her career in property management in 1986, as Accounts Receivable Clerk at one of the nation’s largest property management firms. In 1991 she accepted employment with Courtesy Property Management as an Accounts Receivable/Payable Clerk and was promoted to Accounting Supervisor in 1999. Williams has earned the lucrative company award for “Outstanding & Loyal Employee". In 2006, Mrs. Williams was promoted to Comptroller/CFO of Courtesy Property Management in this capacity she oversees all accounting operations. Cynthia is also a Licensed Minister of the Gospel, she has a calling to help people in need.
Nieves M. Ospina, Corporate Administrator
Nieves Ospina is an accomplished business executive with more than 25 years experience. Nieves has collaborated with various nationally and internationally recognized organizations on both the corporate and divisional levels. A New Jersey native, she earned a Bachelor of Science degree from Saint Peter’s University and went on to several successful positions before relocating to South Florida in 1989. Ms. Ospina is no stranger to association management, having served as association manager for several years in conjunction with CPM. Her vast experience in both business administration and association management, translates into expert counsel for CPM and its Associations. Nieves oversees the company's administrative, managerial and marketing directives.
Yaimet Milian, Senior Association Manager
Yaimet Milian is a graduate of Miami Dade College where she earned a AS degree in Business Administration. In 1997, she was hired by CPM as secretary for the Association Managers. By 2001, she obtained her CAM license and was promoted to Association Manager. What Yaimet loves most about CPM is that its like a big family. She has been managing several communities since 2001 and has an excellent relationship with all of her Board members. In addition to her regular duties as Association Managers, Yaimet also supervises all of the Managers in the office. In her role as Supervisor she sets up employee seminars, continued education for the managers, handles public relations with the Board members, organizes company procedures in conjunction with management officers, interviews and hires all new Association Managers as well as handle all quality control issues and internal community status meetings with the Association Managers.
Yamile Hernandez, Senior Association Manager
Yamile Hernandez was born in Havana, Cuba. As a child Hernandez and her family migrated to the United States and settled in beautiful Miami. She holds an Associates of Science degree in Business Administration from Miami-Dade Community College. Hernandez graduated with a 3.9 GPA. She entered the field of property management in 1996 as an assistant to a CPA who serviced community associations. She quickly realized that she enjoyed working in this field and became Assistant Manager in 1998. After several years as an assistant, she earned her C.A.M. license. Yamile has been a valued employee of Courtesy Property Management since 2005. She currently manages condominium and homeowner associations. Her favorite part of this exciting career is getting to know her homeowners, their needs and how she can use her skills to better serve and improve the quality of their most valued investment.
Alice Amores, Association Manager
Alicia Amores has been a team member at Courtesy Property Management since 1998. She started as a Legal Clerk and within her first year was acknowledged by the board members on her ability to significantly reduce accounts receivables. Once she earned her CAM License, she was promoted to Association Manager and has enjoyed the position for the last twelve years, allowing for great close working relationships with her communities and its board members. Ms. Amores is proud to be employed by Courtesy Property Management and firmly believe it is one of Miami's best property management companies, providing both financial and administrative management for the Homeowners and Condominium Associations in Miami Dade County. Alicia’s professionalism and dedication are based on her sincere belief that "Our clients have the right to expect and demand the highest level of service on all counts". It is her desire to continue serving these communities for many years to come.
Linda Lora, Association Manager
Linda Lora was born and raised in Queens, New York of Italian decent. She later lived in the Dominican Republic for many years. Ms. Lora is an experienced association manager with over 20 years in the industry. Linda has managed some of the largest Associations in Miami-Dade County. Linda is fully bi-lingual English and Spanish. She is a devoted wife, mother and grandmother and loves spending time with her family.
Benjamin Burgos, Association Manager
Benjamin Burgos is the Onsite Association Manager for Kendall Acres West. He is a very experienced property manager and enjoys working with on special projects, community enhancements and obtaining overall cost reductions for the Association. Mr. Burgos is an asset to our organization.
Hector Perez, Association Manager
Mr. Perez is an experienced Association Manager and has efficaciously managed dozens of properties over the last decade. Additionally, Mr. Perez holds a Bachelor’s of Science Degree from Kaplan University in the area of Business Management and a Bachelor of Science Degree in Civil Engineering from UASD University.
Genesys Prado, Association Manager
Yamilex Ortega, Assistant Administrator
Yamilex Ortega, is an Orange County, California native. She moved to South Florida in her youth and attended Miami-Dade Community College, were she graduated with a 3.8 grade point average. After graduation, Ortega was hired as Collections Manager for a large billing firm; under her supervision the team consistently exceeded their monthly collection goals. In 2004, Ortega earned her Certified Public Adjuster license and was hired by a prominent South Florida adjusting firm in 2005. While working as an adjuster, she worked hand in hand with property management firms and realized she enjoyed the property management field. Yamilex join the team at CPM in 2008, as an Assistant Administrator.
Alina Oliva, Office Manager
Alina M. Oliva, has worked with Courtesy Property Management for 20 years. Ms. Oliva is a graduate of Miami Springs Senior High School. She has been in the Property Management Industry since 1988. She started her career as a secretary for a local Property Management company and was quickly promoted to Assistant Property Manager. In 1995, she was hired at Courtesy Property Management as Executive Secretary to the President, Mr. Ralph Rios. Ms. Oliva excelled in her position as Executive Secretary and was promoted to Assistant Office Manager. Then in 2006, she was once again promoted, to the position of Office Manager. As Office Manager, Alina is an integral member of the administration team for Courtesy Property Management.
Teresa Hernando, Administrative Assistant
Hernando is a native of Miami, of Cuban descent. Prior to working for Courtesy
Property Management she worked as an administrative assistant for three years. Teresa
was hired because of her excellent customer service skills, she enjoys working
with people and helping others. Teresa loves, all animals, American sports cars
and all things Star Wars and Disney.
Sandra Orellana, Administrative Assistant
Sandra Orellana was born in Long Island, New York both
parents are from Colombia. She started
working at Broward County Clerk of Courts, then she went on to work at various
law firms as a Legal Assistant. Sandra
is known for her bubbly outgoing personality who is always courteous and
friendly to everyone.
Ivonne M. Marin, Administrative Assistant
Ivonne Marin was born in Venezuela and immigrated to Miami in 1992. She graduated from LUC University in Venezuela with a AS degree in Business Administration. She has over 10 years of experience in business administration. In 2010, she was hired by CPM as Administrative Assistant. Ivonne is a very dedicated employee. She has excelled in her position as Administrative Assistant and is valued for her tenacity and superior organizational skills.

Maglis R. Lopez-Cohen, Collections Clerk
Maglis Lopez-Cohen is a native of Venezuela. She immigrated to the United States in 1996. She bring with her over 16 years of experience in Customer Service. In 2008, she was hired by CPM as Receptionist, she was later promoted to Administrative Assistant. She is always efficient, courteous and helpful, truly a wonderful addition to the CPM family.
Karina E. Astete, Accounting Supervisor
Karina Astete serves as supervisor in the Accounting Department for Courtesy Property Management. She is an accomplished Supervisor with over 10 years experience in accounts payable, accounts receivable and legal collections. She earned her Business Degree from the Universidad La Catolica in Lima, Peru and received her certification in Customer Service from ADP Marketing Institute. Prior to becoming a member of CPM, Karina worked for a Prestigious Catholic School in the Human Resources and Accounts Payable Departments. Later she worked for a well-established Computer Company in the Accounts Receivable and Freight Forward Processing Departments.
Glenda L.Rodriguez, Bookkeeper
Glenda L.Rodriguez was born in Chicago, Illinois and moved with her family to Miami, Florida at the age of 6. Glenda and her family opened a Restaurant in Miami and another one in the Marlin's Stadium, which they sold in 2014. Glenda loves working in the field of accounting and has over 15 years of experience in the industry. On a personal note, she is a mother of 4kids and enjoys making beautiful memories with them to last a lifetime.
Monica Puerto, Accounts Payable Clerk
Monica Puerto has experience working in the administrative area for over fifteen years. She was part of a private school staff. Started working as a teacher’s aid to be part of the office staff, her ability to work in a fast pace environment, helped her move up to be part of the accounting team, doing accounts receivable. Eventually she was promoted to be the office manager in a period of seven years. She started working at CPM in 2005 as a receptionist to be promoted to the accounting department in the position of accounts payable clerk. She handles all of our communities with ease, in a professional manner, keeping their records accurate and spotless.
Magdalena Verdi, Accounts Receivables Clerk
Magda Martinez a native of Hialeah, graduated from Miami-Dade Community College with an Associates Degree in Accounting. After graduation she was hired as a retail manager for the outlet store of a National Corporation. Later in 1992 she worked at the Duct Shop Air Condition firm were she worked as the receivables clerk and secretary. Magda joined the team at CPM in 2002, as Account Receivable Clerk.
Ana Maria Diaz, Collections Clerk
Ana Maria Diaz, is a Collections Clerk. Ms. Diaz received her an AA Degree from Miami Dade College, majoring in Business Administration. She brings with her over 20 years of experience working in the real estate and banking industries. On a personal note Ana enjoys working with people, she loves music, outdoor group activities and enjoys traveling.
